20*20 is a pretty good room for a HT setup . I'd say buy a decent avr and start with FS / BS as a startup and then add on remaining one by one . Or else if you have plans to go for HTIB you can look for Onkyo HTIB 5300 ..or higher models.

But a good AVR with FS and sub/centre will be good to start.. Later you can add other components...

Thanks a ton for valuable comments. Folks can you guide me regarding different HT. Heard a lot about onkyo in this forum. Is Onkyo better than others for about 60k. Can i have something better under this budget. I will be a first time buyer for HT. Dont know much about it.
 
At 60k you can get a decent HTiB which should be better than Onkyo.

If I were you, I would separate 20k for the Harman Kardon AVR 134 and the remaining 40-45k for your speakers.

You can go for Q Acoustics HTiB in that budget. That would probably be the best you can get within that budget if you want a sub as well.

Or you could buy Wharf 9.2 + 9.1 + Center + SW150 for around 50-60k.
